7/12 Extract
A key Gujarat land record showing ownership, survey number and rights over a parcel; a core document to check before buying.
ABCD Building
The Administrative cum Business Centre for Dholera, home to the smart-city command centre and single-window clearance, in the TP2 Knowledge and IT Zone.
Activation Area
Dholera's phase-1 plug-and-play demonstration zone of about 22.5 sq km inside TP Scheme 2, where trunk infrastructure is built first.
Bigha (Gujarat)
A traditional Indian land unit whose size is non-standard and varies by region; never rely on it for a binding Dholera deal.
CRZ (Coastal Regulation Zone)
A regulated coastal belt where development is restricted; a large share of Dholera SIR falls within it.
Delhi-Mumbai Industrial Corridor (DMIC)
A major planned industrial corridor between Delhi and Mumbai; Dholera is one of its key nodes, often reported as its largest.
DICDL
Dholera Industrial City Development Ltd, the special-purpose company that builds Dholera's infrastructure; jointly owned by the Gujarat and central governments.
DSIRDA
The statutory authority that plans Dholera SIR, prepares the Town Planning schemes, and controls land use and plot approvals.
Encumbrance Certificate (EC)
A record showing whether a property carries loans, mortgages or legal charges; buyers should review a 30-year EC before purchase.
FEMA
The Foreign Exchange Management Act, which sets the rules for how NRIs and OCIs can buy property and move money in India.
Final Plot (FP) Number
The unique plot identity assigned under a sanctioned Town Planning scheme; a clear FP number is a key sign of a legitimate Dholera plot.
Greenfield City
A city built from scratch on undeveloped land rather than expanding an existing one; Dholera is a flagship greenfield project.
Guntha
A standard land unit in Gujarat and Maharashtra equal to 1,089 sq ft, with 40 guntha making one acre.
ICCC (Integrated Command and Control Centre)
Dholera's smart-city 'brain' inside the ABCD building, planned to monitor and manage core city systems from one place.
Jantri (Ready Reckoner Rate)
The Gujarat government's ready-reckoner land value used as the minimum base for calculating stamp duty and registration charges.
Khata / Mutation
The official update of land revenue records into the new owner's name after a sale; the final step that records your ownership.
Master Plan
The overarching blueprint that sets Dholera's zoning, phasing and Town Planning schemes across its planned area.
N.A. (Non-Agricultural) Land
Land legally converted from agricultural to non-agricultural use, which is required before lawful construction in Gujarat.
NICDC
The National Industrial Corridor Development Corporation, the central nodal agency for India's industrial corridors, including Dholera.
NRE / NRO Account
Bank accounts NRIs use to hold and route funds in India; property payments must flow through such banking channels, not foreign cash.
Power of Attorney (POA)
A legal authorisation letting one person act for another; NRIs often use a registered POA to handle a Dholera plot registration.
RERA and GUJRERA
The Real Estate (Regulation and Development) Act and its Gujarat authority, which registers and regulates real estate projects.
Semiconductor Fab
A fabrication plant that manufactures computer chips; Dholera hosts the Tata-PSMC fab, the region's biggest industrial anchor.
Single-Window Clearance
A one-stop approval system that lets investors get permits through a single interface rather than multiple departments.
SIR (Special Investment Region)
A large, government-delineated economic zone created under Gujarat's SIR Act 2009 to attract industry; Dholera is one such region.
Smart City
A planned city that runs core services through integrated digital systems and sensors; Dholera is built on this model.
Special Investment Region Act 2009
The Gujarat law that creates and governs Special Investment Regions, giving Dholera SIR its legal foundation.
Square Yard (Gaj)
A standard land unit, also called gaj, equal to 9 sq ft; developed Dholera plots are often quoted per square yard.
Town Planning (TP) Scheme
A legal planning mechanism in Gujarat that reorganises raw land into serviced final plots with roads and infrastructure reservations.
Wafer
A thin slice of silicon on which chips are fabricated; Dholera's Tata fab is planned to process up to 50,000 wafers a month.
