CRZ (Coastal Regulation Zone)
A regulated coastal belt where development is restricted; a large share of Dholera SIR falls within it.
The Coastal Regulation Zone (CRZ) is a regulated belt along India's coastline where construction and land use are restricted to protect ecologically sensitive coastal areas. Because Dholera SIR lies on the western coast of the Gulf of Khambhat, on flat low-lying Bhal land with tidal flats and mangroves, a significant part of it falls inside the CRZ.
This is why the region's numbers need care. Of the roughly 920 sq km planned area, about 580 sq km is treated as developable and about 422 sq km as urban, while a large share, reported around 370 sq km, falls within the Coastal Regulation Zone. The headline 920 sq km is the planning envelope, not the buildable footprint.
For a buyer, the CRZ is a reason to be precise about location. Coastal and low-lying land also connects to a documented planning constraint around flooding and drainage.
