Power of Attorney (POA)
A legal authorisation letting one person act for another; NRIs often use a registered POA to handle a Dholera plot registration.
A Power of Attorney (POA) is a legal instrument by which one person authorises another to act on their behalf for defined purposes, such as signing documents or completing a property registration. It is a common practical tool where the buyer cannot be physically present for every step.
For non-resident buyers this is especially relevant. NRIs commonly execute a registered or consulate-attested POA so that a trusted representative in India can complete registration formalities at the sub-registrar. This is general practice rather than a one-size rule, and the exact wording and attestation matter, so it should be drafted and reviewed by a lawyer before it is relied upon.
For any buyer using a POA, treat it as a document that needs the same care as the deal itself. A POA is not a substitute for the underlying title, RERA and non-agricultural checks, and a plot pushed on a no-site-visit, sign-by-POA basis with weak documents should raise caution.
