SIR (Special Investment Region)
A large, government-delineated economic zone created under Gujarat's SIR Act 2009 to attract industry; Dholera is one such region.
A Special Investment Region (SIR) is a large, legally delineated economic zone set up under the Gujarat Special Investment Region Act, 2009 to concentrate industry, infrastructure and planned urban growth in one governed area. Dholera Special Investment Region, marketed as Dholera Smart City, is one such region.
Dholera SIR spans a planned area of about 920 sq km on the western coast of the Gulf of Khambhat in Ahmedabad district, formed from 22 villages of Dholera taluka. Of that, roughly 580 sq km is treated as developable and about 422 sq km as urban, with the rest constrained by the Coastal Regulation Zone. It is also positioned as a node of the Delhi-Mumbai Industrial Corridor.
For a buyer, the SIR label matters because it defines who governs the land, how it is planned into Town Planning schemes, and which authority sanctions plots. It does not, by itself, remove the need for standard checks such as RERA registration and clear title.
