A city built from scratch on undeveloped land rather than expanding an existing one; Dholera is a flagship greenfield project.
A greenfield city is one built from scratch on previously undeveloped land, as opposed to a brownfield project that redevelops or extends an existing urban area. Building on a clean slate allows planners to lay down roads, utilities and zoning to a modern master plan without inheriting old constraints.
Dholera is a flagship greenfield smart-city project. It is being developed on flat, low-lying coastal Bhal land formed from 22 villages of Dholera taluka, with a phased build-out planned over roughly 30 years across a planning envelope of about 920 sq km. This greenfield character is why the region can be designed around integrated utilities and a command centre from day one.
For a buyer, greenfield status cuts both ways. It supports the promise of planned, modern infrastructure and a lower early entry point, but it also means a longer horizon and early-stage risk, since much of the land is still being developed in phases.
