DSIRDA
The statutory authority that plans Dholera SIR, prepares the Town Planning schemes, and controls land use and plot approvals.
DSIRDA stands for the Dholera Special Investment Region Development Authority. It is the statutory planning and land authority for the region, created under the Gujarat SIR framework. In plain terms, DSIRDA is the government body that draws the master plan, prepares the Town Planning schemes, allots Final Plot numbers, and controls how land inside the SIR may be used.
DSIRDA sits alongside two other bodies. DICDL is the special-purpose company that physically builds the city, and NICDC is the central nodal agency for the industrial corridor. DSIRDA also holds the Gujarat government's 51 percent stake in DICDL. Keeping these three straight helps a buyer know who to check with for planning status.
For a plot buyer, DSIRDA matters because a plot's legitimacy flows from its place in a DSIRDA-sanctioned Town Planning scheme and a valid Final Plot number. Land inside an approved TP scheme with an FP number is treated as deemed non-agricultural, which is a key legal comfort.
