The one thing that is not opinion is the underlying driver. Across sources, proximity to the Activation Area, being inside a notified and developed TP scheme, and holding a clear Final Plot number are genuine, repeatable reasons a plot commands more. Everything below is our reading of how the zones map onto that driver.

The most built-out today: TP1 and TP2

Phase-1 of Dholera is TP1 plus TP2, together about 153 sq km. TP2, roughly 102 sq km, is the most active zone. It holds the Activation Area, the ABCD administrative building with its command centre, and the Tata semiconductor fab under construction. TP1, about 51 sq km, is described as an early industrial and knowledge or IT corridor. In our reading, this is where the timing risk is lowest today, because the trunk infrastructure is furthest along here. It is also, unsurprisingly, where entry is least cheap. TP5, about 75 sq km, is reported to include a heavy-industrial zone, and TP6, about 67 sq km, is described as long-term expansion. These are the patient end of Dholera. A plot here may be genuinely part of the SIR and still be many years from developed infrastructure, because the whole city is phased over roughly thirty years. That is not a criticism of these zones, it is a statement about horizon. If your holding period is long and your appetite for waiting is real, they can fit. If you need infrastructure soon, they probably do not.
