7/12 Extract

The 7/12 extract, often called the satbara, is one of the most important land records in Gujarat. It is a document from the revenue system that sets out details of a land parcel, including its survey number and the recorded ownership and rights over it. Reviewing it is a core part of verifying that a seller actually holds what they are offering.
In the standard title-check sequence, the 7/12 extract sits alongside the sale deed, the mother deed, a 30-year Encumbrance Certificate and tax receipts. Together these establish the chain of ownership and reveal encumbrances or disputes before you commit money.
For a Dholera buyer, the 7/12 extract is especially useful for confirming what a piece of land really is. A refusal to share original documents, including the 7/12, is a documented red flag. For land inside a sanctioned Town Planning scheme, you will also want the sanctioned TP and Final Plot proof, since that is what confirms deemed non-agricultural status.
