Jantri (Ready Reckoner Rate)

The Gujarat government's ready-reckoner land value used as the minimum base for calculating stamp duty and registration charges.

Jantri is the Gujarat government's ready-reckoner rate, the official minimum value the state assigns to land and property in a given area. It functions as the base on which stamp duty and registration charges are calculated, so a deal is generally taxed on the higher of the jantri value or the actual transaction value.

Because it sets the floor for duty, the jantri directly affects your transaction cost. In Gujarat, general stamp duty is 4.9 percent, made up of 3.5 percent basic plus a 1.4 percent surcharge, with 1 percent registration, for 5.9 percent in total. By type, residential is 4.9 percent, agricultural 3 percent and commercial 5 percent, with registration at 1 percent. The jantri value feeds into all of these calculations.

For a Dholera buyer, the practical point is that duty is computed against the applicable jantri, not just the price you negotiate.
