The planned area is 920 sq km, of which about 422 sq km is urban-developable. Every one of these figures is a target, not an achievement, and the population and jobs numbers in particular are long-horizon goals.
What is already pulling the future forward
The future is not starting from zero. The Tata and PSMC semiconductor fab, Rs 91,000 crore, is under construction with a December 2026 trial-production target and an ASML partnership announced in May 2026. The solar park has roughly 300 MW operational against a 5 GW ultimate target. The expressway is reported open, the airport is reported around 80 percent done, and semi-high-speed rail is approved for 2030-31. These are the engines that, if they deliver, make the 2040 vision plausible.
What could slow the future down
The honest downside is real. Land acquisition was litigated after farmer petitions around 2015, and the current status is not reliably sourced. A large share of the area sits in a Coastal Regulation Zone on low-lying Bhal land with drainage constraints. Mega-project timelines slip routinely, and the airport in particular has a long history of slipping targets. None of this makes the future fake; it makes the pace uncertain, which is exactly why targets should never be quoted as done.

If you are betting on Dholera's future, bet on the direction and give it time, rather than pricing 2040 into a purchase today. Read the phases and timeline, track the semiconductor fab that leads it, and see the jobs and population targets for the full picture. The safest posture is a long hold, a plot inside a sanctioned scheme with clear title, and a plan that survives even if the milestones arrive a few years late. The future is promising, but promising is not the same as guaranteed.
