Ask ten sellers what a Dholera plot costs and you will get ten different numbers, each presented as the market rate. The honest answer is that there is no official, government-published price for land in Dholera. Prices are quoted by brokers and portals, they vary wildly by location and title status, and none of them is verified by a public authority. So this page does something the sellers will not: instead of feeding you a rupee figure and calling it fact, it explains what actually drives value, so you can judge any quote for yourself.

Why there is no honest price tag
Land in Dholera is quoted in different units depending on who is selling: developed plots usually per square yard or square foot, and raw or agricultural land per bigha or acre. That alone makes headline comparisons misleading, because a per-bigha number for untitled farmland and a per-square-yard number for a titled, developed plot are not the same product. On top of that, the Gujarat bigha is non-standard and varies by region, so a bigha price is close to meaningless for a binding decision. The genuine price drivers
Across every serious source, the same factors move Dholera land value. These are directional, not a formula, and they compound. A plot that scores well on all of them is a different asset from one that scores badly, even if a seller quotes them at similar prices.
Proximity to the Activation Area. The Activation Area is the roughly 22.5 sq km plug-and-play zone inside TP Scheme 2, where the trunk infrastructure is reported built. Land near it benefits from real, delivered utilities rather than promises. The further out you go, the more you are buying a plan rather than a place.
Inside a sanctioned TP scheme with a clear Final Plot number. All six draft TP schemes are reported sanctioned. A plot with a specific Final Plot (FP) number inside a sanctioned scheme has passed through the town planning process; a plot sold only by survey number outside that process has not. The FP number is one of the strongest signals that you are buying a real, planned plot.
Confirmed Non-Agricultural (N.A.) or deemed-N.A. status. Agricultural land needs conversion before legal construction. Land inside an approved TP scheme with an FP number is treated as deemed N.A. Connectivity. Nearness to the Ahmedabad-Dholera Expressway, the planned airport corridor, the approved semi-high-speed rail and the 250 m central spine road all support value. These are the arteries that turn a remote plot into a connected one.

The appreciation claims, and why we flag them
The most common sales hook is an appreciation story: land that supposedly rose 250 to 400 percent since 2018, or moved from a few thousand rupees a square yard in 2015 to many times that today. These figures circulate widely on broker portals. We do not repeat them as fact, because none of them is audited or drawn from a public transaction registry. How to use a price quote sensibly
When a seller gives you a number, do not argue about the number first. Ask what you are actually buying. Is it inside a sanctioned TP scheme? What is the Final Plot number? Is the title N.A. or deemed N.A.? How far is it from the Activation Area and the connectivity spine? Two plots at the same headline price can be worlds apart on these answers, and the answers, not the price, decide whether the quote is fair.
