Is Dholera a good investment in 2026?
It depends on your time horizon and how carefully you buy. Dholera has real, funded anchors: a Rs 91,000 crore Tata semiconductor fab under construction, roughly 300 MW of solar operational, an expressway reported open and an airport reported around 80 percent done. But it is a long-horizon, phased project with real risks, no guaranteed returns, and no government-verified plot price. Treat it as a patient, diligence-heavy play, not a quick flip.
There is no honest yes-or-no answer. Dholera can be a sound long-horizon investment for a buyer who verifies title, buys inside a sanctioned scheme and can hold for years. It is a poor fit for anyone who needs quick liquidity or who believes the guaranteed-appreciation pitch. The difference between those two outcomes is almost entirely diligence and patience.
What is genuinely working in Dholera's favour
The bull case is not fiction. The Tata Electronics and PSMC semiconductor fab, approved at Rs 91,000 crore, is physically under construction with civil work reported around 50 percent in April 2026. A Tata Power 300 MW solar plant has been online since April 2022. The Ahmedabad-Dholera Expressway is reported inaugurated in March 2026, and a semi-high-speed rail line was approved by the CCEA in May 2026 at Rs 20,667 crore with a 2030-31 target. These are documented anchors, not brochures.
The risks nobody selling you a plot will lead with
Dholera is phased over roughly 30 years, so most of the planned city does not exist yet. Land acquisition was litigated, with Gujarat High Court status-quo orders after farmer petitions around 2015, and the current status of that litigation is not reliably sourced. Much of the region sits in a Coastal Regulation Zone and on flat, low-lying Bhal land where drainage is a documented planning constraint. And the appreciation figures brokers quote, such as 250 to 400 percent since 2018, are promotional and unaudited.
How to decide for your own situation
Ask three questions. Can you hold for five to ten years without needing the money back? Are you buying inside a sanctioned TP scheme with a clear Final Plot number and RERA registration, not raw agricultural land marketed as being inside the SIR? And are you paying a defensible price rather than an airport-premium built on a date that has slipped before? If all three are yes, Dholera fits a patient portfolio. If any is no, wait or walk.
