How much does a plot in Dholera cost?
There is no government-verified price for a Dholera plot, so we do not publish a rupee-per-unit figure. The prices you see on broker sites are indicative and unaudited, and they vary enormously by location, scheme status and title. What we can give you honestly are the drivers that move price and the tools to sanity-check any number a seller quotes.
We will not quote you a rupee figure, and you should be wary of anyone who does so with confidence. No per-square-yard or per-square-foot price for Dholera land is government-verified. The numbers on broker and portal sites are marketing inputs, not audited market data, and the same week you will find the same type of plot quoted at wildly different rates depending on who is selling.
Why no honest fixed price exists
Dholera land is sold in several units, sq ft, sq yard, bigha and acre, and the Gujarat bigha is non-standard, so even the unit can distort a headline price. Developed plots are usually quoted per sq yard or sq ft, and raw or agricultural land per bigha or acre. Because there is no central price register for Dholera plots, every quoted rate traces back to a seller with an incentive, which is exactly why we label all price talk indicative and reported.
What actually moves the price
The drivers are consistent across sources even when the amounts are not. Price rises with proximity to the Activation Area, whether the plot sits inside a notified and developed TP scheme, whether it has a clear Final Plot number, whether title and N.A. status are confirmed, and nearness to the airport, expressway, Central Spine Road and rail corridor. A title-clear plot inside the built Activation Area is a fundamentally different asset from raw land a decade away from infrastructure, and the price gap between them is the whole game.
The costs that are actually fixed
While the plot price is uncertain, the transaction costs are not. In Gujarat as of 2026, expect roughly 4.9 percent stamp duty (3.5 percent basic plus 1.4 percent surcharge) plus 1 percent registration, about 5.9 percent total for a residential plot, with agricultural at 3 percent and commercial at 5 percent for stamp duty. A sole female buyer gets the registration-fee waiver consistently, and a reported stamp-duty concession you should verify at the Sub-Registrar. Budget these on top of whatever the plot costs.
